Grading Certification for Lot 6
Dear Mr. Barber,
This letter is in regards to Lot 6 at Rigden Farms Second Filing, and in particular, to provide the City
with a Grading certification for this particular building. Lot 6 is addressed as 2557 Limon Drive. The
basis for our evaluation is the survey information provided by RJL Surveys, dated August 1, 2007, and a
site investigation August 1, 2007.
I have attached a copy of the elevations provided by RJL Surveys shown on the approved grading plan
for your reference. The approved construction plans called for the finished floor elevations to be
4926.75; the actual finished floor elevation is 4926.60, slightly lower than proposed. The majority of
spot elevations surveyed are consistently low, ranging from six to twelve inches below design grades;
however, the overall drainage pattern for the lot meets the intent of the design. A site investigation
verified that the lot has been graded for positive drainage along the north, east, and south sides of the
building; the grades along west side of the building have the potential to be flat, depending on the
landscaping to be installed. Much care should be taken when installing the landscaping between the
west side of the house and the nearby curb to ensure sufficient grade away from the building. Pictures
of the west side of the building are attached for your reference. The west side grading should be verified
after landscaping has been completed. With the exception of the west side, there does appear to be
sufficient grade away from the building to encourage positive drainage; the lot grading does essentially
comply with the approved grading plan.
