August 21, 1998 Commission No. 1409-25-39-03 Kem Homes 3000 South College Fort Collins, CO 80524 RE: Lot 132, Willow Springs First Phase(5712 Sandbar Court),Fort Collins, Colorado Ger demen: We have measured the relative elevations at the above referenced address. During the investigation, we measured elevations at the lot sides and corners, top of finished floor, and at several points around the lot. Our representative noted that the grade break for the swale on the east side of the lot had continuous fall to the sidewalk and the open space south of the subject lot at the time of our investigation. The residence to the east of the subject lot(Lot 133)had landscaping and a fence in place at the time of our investigation. The residence to the west of the subject lot(Lot 131)had landscaping and a fence in place at the time of our investigation. The open space area, south of the subject lot, had undisturbed landscaping in place at the time of our investigation. Based on our observations, and the information available to this office, the slopes and elevations as measured are in substantial conformance with the FHA grading plan completed by TST, Inc., Job No. 10-695-054, dated January, 1995. It is our opinion that the subject lot,as graded, will not interfere with offsite flows, nor cause runoff to flow into another residence unless the grades are changed or barriers are created such as;fences, garden terracing, sidewalks and/or any landscaping which may change the established flow patterns by diverting or slowing runoff flow. Furthermore, we inspected the floor slabs in the garage and basement. We found thernto be in substantial conformance with the recommendations in the soils report by Empire Laboratories,Job No. 2094 52 10, dated October 27, 1994. i/i If you have any questions, please feel free to caIi, ; ;",; :•/;.,'..,, ev Res ect 1 i ed b ` 1?
