EXCEPTION TO CERTIFICATION OF LOT GRADING

Exception:
The as-built grading has slopes away from the structure that are less than 5% due to existing sidewalk
improvements along the eastern property line. Additionally, the as-built grading does not contain the same
flow patterns set out by the subdivision grading plan for the southern portion of the units. However, it
appears that the subdivision design did not consider the lots to be built out with a 5-plex. The interior
spot elevations near the rear of the lots portray conveyance toward the structure. The 5-plex and as-built
grading better facilitates drainage away from the structure for these areas and does so and in a manner that
also satisfies the intent of the overall subdivision grading; in that the surrounding subdivision grading is
not adversely impacted.
