HomeMy WebLinkAboutLot Certifications - 06/19/2017 (4)06/15/2017 EXCEPTION TO CERTIFICATION OF LOT GRADING Date: June 19, 2017 Permit Application No. B1607283 through B1607287 Address: 386, 380, 374, 368, & 362 Pint Street, Fort Collins, CO Lot/Block/Subdivision: Lots 14-18, Block 8, Timbervine 2nd Exception: The as-built grading has slopes away from the structure that are less than 5% due to existing sidewalk improvements along the eastern property line. Additionally, the as-built grading does not contain the same flow patterns set out by the subdivision grading plan for the southern portion of the units. However, it appears that the subdivision design did not consider the lots to be built out with a 5-plex. The interior spot elevations near the rear of the lots portray conveyance toward the structure. The 5-plex and as-built grading better facilitates drainage away from the structure for these areas and does so and in a manner that also satisfies the intent of the overall subdivision grading; in that the surrounding subdivision grading is not adversely impacted.
