HomeMy WebLinkAboutLot Certifications - 08/09/2017 (3) August 9, 2017 Mr. Dan Mogen City of Fort Collins Storm Water Division 700 Wood Street Fort Collins, CO 80524 (970) 221-6700 Re: Grading Certification for 2345 Adobe Drive, Lot 20 Block 3 of the Spring Creek Farms North, Filing No. 4 Subdivision Dear Mr. Mogen, The purpose of this letter is to provide the grading certification for 2345 Adobe Drive, of the Spring Creek Farms North, Filing No. 4 Subdivision, located in Fort Collins, Colorado. Aspen Engineering reviewed the record survey, prepared by King Surveyors, with survey measurements dated August 9, 2017. Aspen also visited the project site on Aug. 9, 2017 to visually observe grading within Lot 20 Block 3. Based on the provided record survey and visual observation, Aspen Engineering asserts that the proposed grading appears to meet the intent of the approved grading and drainage plan. Aspen is providing the following as the assessment of Lot 20 Block 3: 1) Grades along the north, south, east, and west property lines vary from 0.17% to approximately 2.94%. Grading around and adjacent to the residence appears to provide positive conveyance of runoff away from the residence in accordance with the approved grading plan. The 0.17% grade is along the back lot line, with prevailing grade falling to the backyard swale; therefore, the grade is acceptable in this location. 2) The surveyed top-of-foundation (TOF) elevation for the residence is 44.80’, versus the proposed TOF of 44.76. 3) Aspen noted that the downspouts on the southwest, northwest, northeast, and southeast corners of the residence, along with the northeast corner of the garage and rear patio (6 total) appear to be located in satisfactory areas, with runoff being conveyed away from the residence and garage.
