Re: Grading Certification for 2339 Adobe Drive, Lot 19 Block 3 of the Spring Creek Farms North, Filing
No. 4 Subdivision
Dear Mr. Mogen,
The purpose of this letter is to provide the grading certification for 2339 Adobe Drive, of the Spring Creek
Farms North, Filing No. 4 Subdivision, located in Fort Collins, Colorado.
Aspen Engineering reviewed the record survey, prepared by King Surveyors, with survey measurements dated
July 18, 2017. Aspen also visited the project site on July 18, 2017 to visually observe grading within Lot 19
Block 3. Based on the provided record survey and visual observation, Aspen Engineering asserts that the
proposed grading appears to meet the intent of the approved grading and drainage plan.
Aspen is providing the following as the assessment of Lot 19 Block 3:
1) Grades along the north, south, east, and west property lines vary from approximately 0.00% to
2.59%. Grading around and adjacent to the residence appears to provide positive conveyance of
runoff away from the residence in accordance with the approved grading plan. The 0.00% grade is
along the back lot line, with prevailing grade falling to the backyard swale; therefore, the 0.00%
grade is acceptable in this location.
2) The surveyed top-of-foundation (TOF) elevation for the residence is 45.0’, versus the proposed
TOF of 44.91.
3) Aspen noted that the downspouts on the southeast, southwest, west, northwest, and northeast
corners of the residence (5 total) appear to be located in satisfactory areas, with runoff being
conveyed away from the residence and garage.
Based on the recorded survey elevations by King Surveyors, visual observation, and the above-mentioned
variances/ modifications from the original plans, Aspen Engineering certifies that the grading for 2339 Adobe
