A, WINDSOR, COLORADO 80550 TEL. 970.674.3300 October 25, 2017 Mr. Wes Lamarque City of Fort Collins Utilities 700 Wood Street Fort Collins, CO 80522 Re: Feeder Supply (359 Linden Street) Certification of Lot Grading Dear Wes, Interwest Consulting Group was the design engineer for the Feeder Supply project which is located at 359 Linden Street. The project consisted of an addition to the existing building, patio installation and exterior grading, utility and storm drainage improvements. The contractor, Dohn Construction, Inc., provided Interwest with an as built survey of the lot, and requested that we provide a Certification for Lot Grading. Please accept this letter and attachments as the Certification of Lot Grading for Feeder Supply (359 Linden Street). Erika Schneider of Interwest Consulting visited the site on October 25, 2017 and verified visually the surveyed items. The Certificate of Lot Grading form is attached. The following items are checked “no” on the form and require additional explanation: 3.0.2 Foot of Tolerance – The southwest corner of the lot has a couple elevations where the tolerance is greater than 0.2 foot. However, this area has fall/drainage away from the building and to the pan. 4.Top of Foundation – Based on the finished floor of the structure, the ground is lower than the building in all locations. There are areas of hard scape that are right up to the siding, but with the commercial nature of the building, this is unavoidable. 5.Minimum Grade Away from Structure – There is fall/drainage away from the building, but not 5% in all locations. 6.2% Drainage – The southwest corner of the lot was graded to drain in a pan that directs flow northwest to the existing pan in the private alleyway on the west. The pan appears to be at approximately 0.8%, but has positive drainage and is lower than the finished floor of the building. The entire alley is concrete. 7.Swales –Not Applicable…there are no swales on this project. 11.Landscaping – Landscaping operations were underway when the site visit was completed on 10-25-17. The duration to complete the landscaping is unknown. 12.Final Cleanup - The site still requires final cleanup. It is assumed this will take place as the landscaping is installed. Accepted 10/27/2017 WL My assessment is that the items constructed are in general conformance with the approved design. I have attached the as-built survey of the site. I have also attached the as-built drawings of the Utility Plan and the Grading Plan as well as the Certification of Lot Grading Form. For each question initialed “No,” attach an explanation detailing how this will affect stormwater drainage for this lot and any adjacent lots. 1.Certification includes attached Stormwater-approved grading plan. (NOTE: City’s Building Department does not approve grading plans). 2.Certification includes the attached as-built survey dated (must be within 60 days of the date the certification is submitted) accurately and truthfully depicting elevations for: Top of foundation/finished floor Finished grade on each side of the structure Quarter points along each lot line (not more than 50 feet apart) Break points/high points Swales Berms Retaining walls Air conditioning pads Window wells Any other appurtenance(s) within an easement 3.All elevations are within a 0.2 foot tolerance of the approved grading plan. 4.The top of foundation is at least 6 inches above the highest grade surrounding the structure. 5.There is a minimum grade of 5% away from the structure within the first 5 to 10 feet adjacent to the residence. 6.All slopes meet or exceed the minimum requirement of 2% (1% is acceptable on single family lots when the swale is draining the runoff from only two adjoining properties) and are not steeper than 33% (3:1). 7.All flow lines of stormwater drainage swales are a minimum of 6 inches below the elevation of ground adjacent to the structure and will direct drainage as shown on the Stormwater-approved grading plan. 8.All downspout locations and discharge directions are shown on the as-built survey. Runoff is directed into an appropriate drainage system or lot line swale, and it is not directed onto neighboring properties.
