Collins, Colorado Re: Reserve at Timberline (Rennat Subdivision) Lots 1 & 2, Block 10 Drainage Revisions Dear Mr. Agenbroad; At the request of Dream Finders Homes, EMK was tasked with designing and staking a concrete drainage pan along the rear property lines of Lots 1 & 2, Block 10, of the Rennat Subdivision. The approved grading plan issued by Northern Engineering shows drainage patterns which result in flows from said Lots 1 & 2 directly into the side and rear yard of Lot 13, Block 9. Walls were built within said Lot 13 to assist in directing drainage from Lot 13 to a swale along the shared property and into Tract A as indicated on the approved grading plan. In addition, the concrete pan was added to better capture drainage from Lots 1 & 2 and direct it along the shared lot line to the right rear lot corner of Lot 13 and into Tract A. The desire was to prevent erosion to both the shared swale and to the side and rear yard of Lot 13. The contours and approved grading plan indicate overall drainage to be running from northeast to southwest and into Tract A. The direction of flow from Lots 1 & 2 remains the same; the pan just shifts the discharge point slightly north to reduce the impact on Lot 13.
