To Whom It May Concern:
The elevations and drainage patterns shown on the attached Grade Exhibit at 424 East Stuart
Street by Majestic Surveying (12/05/19), are in general conformance with the City-approved
grading and drainage plan with the following exceptions outlined below. Several variances are
located on the north side of the lot and are due to field survey difficulties resulting from significant
snow fall in the area prior to work being completed by Majestic Surveying.

None of the as-built elevations are within 0.2 foot tolerance of the approved grading plan;
however, they still meet the intent of the plan and City of Fort Collins’ grading standards.

Directly to the west of the front door, the Grade Exhibit indicates the finished grade adjacent to the
house and patio are at an equal elevation (98.6); however, this area is covered by roof line.

In the backyard, the Grade Exhibit indicates the rear lot does not drain west into the drainage pipe
at the minimum 1% slope; however, the area was covered in snow and ice at the time of the
survey. The area north of the patio will drain into the pipe prior to impacting the house foundation.
Additional Items Not Shown on Grade Exhibit
Based on my site visit, there are a couple items not identified on the Grade Exhibit. At the
northeast corner of the garage, there is an area drain for the surface flows north of the garage.
This area drain combines with the roof gutters from the north side of the house and drains into a
buried drainage pipe, which flows east to the end of the driveway and outlets into cobble stones
at the southeast corner of the driveway.

In my professional judgment, the as-constructed elevations and grading of the lot are
functionally adequate and equivalent to the specifically approved drainage plan, and will affect
stormwater drainage on and off the lot in a manner consistent with the approved drainage plan.
