HomeMy WebLinkAboutSite Certifications - 01/21/2022 December 24, 2021 Josh Erramouspe Olsson 1880 Fall River Drive, Suite 200 Loveland, CO 80538 RE: Lot and Grading Certification Analysis – Revised Major Amendment to a Portion of Foothills Mall Redevelopment Planning Area 3 (Lots 3, 4, 5, and 6 of Foothills Mall Redevelopment) Dear Mr. Erramouspe, We have completed an analysis of the following buildings and lots to complete the City of Fort Collins Overall Site and Drainage Certification and Certification of Lot Grading for each building: • Building 1-8 of Lot 3 at 312 E Foothills Parkway • Building 9-13 of Lot 4 at 3241 Stanford Road • Building 14-17 of Lot 5 at 3381 Stanford Road • Building 18-19 of Lot 6 at 3501 Stanford Road The analysis included review of following information provide to LandOne (See Appendix U): • Approved Grading Plans completed by Olsson • Foundation As-builts completed by Olsson • Improvement Location Certificate completed by ESC • Cycle Apartments Spot Grading Plans completed by Olsson • As-built Survey completed by ESC • Cycle Apartments Spot Grading Plans Record Drawings completed by Olsson • Amendment to Low Impact Design Analysis and Assessment of Rain Garden 33’s as- built by Olsson In addition to the information provided to LandOne, we completed two site visits: one on January 21st, 2019 and one on February 8th, 2021. The reason for the delay in completing the certifications is because of deficiencies in the original construction based on the improvement location certificate completed by ESC in 2019. Analysis of the deficiencies was completed by Olsson in 2019. Based on that analysis, the Cycle Apartments Spot Grading Plans were created to correct the deficiencies. Once the construction was finished, an as-built survey was completed by ESC and record drawings were created by Olsson. See Appendix U.
