Certification of Lot Grading
Jon,
We have reviewed the lot grading certification for Lot 300, Rigden Farm Filing Six, prepared by
our office on November 28, 2016 and the lot grading certification for Lot 302, Rigden Farm Filing
Six, prepared by our office on June 9, 2015 and it is our professional opinion that the lot grading
for both Lots 300 and 302, at the time the certification, was properly graded and in conformance
with the approved Grading and Erosion Control Plan for Rigden Farm Filing Six and if the grading
and drainage patterns are maintained, there would be no adverse impacts to the subject lots.
We also performed a site visit on February 27, 2017 to review the lot grading on Lot 300. It appears
that the lot grading for Lot 300 is still in general compliance with City approved Grading and
Erosion Control Plan for Rigden Farm Filing Six and that a majority of the rear yard runoff is
directed to the rear property line as shown on the survey. There is a small area of the rear yard
does slope toward the easterly side property line, however, that is in accordance with the
approved Grading and Erosion Control Plan (attached). From our site visit, it does appear that a
small earth berm at the back of the straw wattle along the easterly property line directs runoff
toward the northeast rear property corner and onto Tract AP. However, it is possible that the straw
wattle along the rear property line could impede the flow of drainage from Lot 300 onto Tract AP.
In order to ensure that runoff from northeast corner of Lot 300 flows onto Tract AP and not onto
Lot 302, we would recommend that a clear drainage path be maintained to the north and onto
Tract AP. We would like to note that the drainage in Tract AP is supposed to be directed to north
in a shallow swale as shown on the approved Grading and Erosion Control Plan (attached).
However, the review of the grading in Tract AP is beyond the scope of our Grading Certification.
Since no survey information is available for Tract AP, we cannot determine if the shallow swale
was constructed. Additionally, we did not review it at the time of our site visit. If the shallow swale
in Tract AP was not constructed, drainage from Tract A might be directed onto Lot 302 and not to
the north as shown. If this is the situation, then some corrective measures in Tract AP should be
taken. However, it is important to note that this is not due to the grading on Lot 300.

of all stormwater facilities and grading is complete and hereby submit this certification.
Please answer the following questions by initialing the appropriate response. For each question initialed “No,” attach an
explanation detailing how this will affect stormwater drainage for this lot and any adjacent lots.
1. Certification includes attached Stormwater-approved grading plan. (NOTE: City’s
Building Department does not approve grading plans).
2. Certification includes attached as-built survey dated (must be within 60
days of date of certification) accurately and truthfully depicting elevations for:
z Top of foundation/finished floor
z Finished grade on each side of the structure
z Quarter points along each lot line (not more than 50 feet apart)
z Break points/high points
z Swales
z Berms
z Retaining walls
z Air conditioning pads
z Window wells
z Any other appurtenance(s) within an easement
3. All elevations are within a 0.2 foot tolerance of the approved grading plan.
4. The top of foundation is at least 6 inches above the highest grade surrounding the
structure.
5. There is a minimum grade of 5% away from the structure within the first 5 to 10 feet
adjacent to the residence.
6. All slopes meet or exceed the minimum requirement of 2% (1% is acceptable on single
family lots when the swale is draining the runoff from only two adjoining properties)
and are not steeper than 25% (4:1).
7. All flow lines of stormwater drainage swales are a minimum of 6 inches below the
elevation of ground adjacent to the structure and will direct drainage as shown on the
Stormwater-approved grading plan.
8. All downspout locations and discharge directions are shown on the as-built survey.

Certification of Lot Grading
The elevations and drainage patterns for Lot 300, Rigden Farm Filing Six are in general
conformance with the elevations shown on the City approved Grading and Erosion Control Plan
for Rigden Farm Filing Six with a few exceptions. The easterly side property line elevation at the
intersection with the northerly rear property corner of Lot 301 is approximately 0.4 feet higher, the
easterly side property line elevation at the intersection with the southerly rear property corner of
Lot 301 is approximately 2.1 feet higher, and the westerly rear property corner elevation is
approximately 1.0 foot high than those shown on the Grading and Erosion Control Plan.
Additionally, retaining walls were constructed along portions of the side property lines in order to
construct a standard basement. We have reviewed the grading for Lot 301 and Lot 299, which
are adjacent to the easterly side yard of Lot 300, and the 2.1 feet higher grade at the side property
line of Lot 300 will not adversely impact the grading on Lot 299 of Lot 301. Therefore, it is our
professional opinion that these exceptions are not significant. Additionally, the elevations and
drainage patterns are in conformance with the City of Fort Collins lot grading criteria and therefore
it is our professional opinion that stormwater drainage will generally be consistent with the City
approved Grading and Erosion Control Plan for Rigden Farm Filing Six.
