To Whom It May Concern:
The elevations and drainage patterns shown on the attached as-built elevations for a drainage
certification at 630 Yarrow Circle (Site) by Intermill Land Surveying (01/28/2020) are not in general
conformance with the City-approved grading and drainage plan by Keefe Civil (02/08/19; Plan).
This letter is intended to certify that the elevations and grading of the lot, as measured by a licensed
surveyor, are functionally adequate and equivalent to the attached 630 Yarrow Circle as-built
grading and drainage exhibit by Keefe Civil (01/14/2020).
The variations to the Plan include the following main items of note.
1. The existing top of foundation is 2.27 ft below Plan top of foundation elevation of 4964.93 ft.
2. No retaining walls were constructed per Plan.
3. Additional concrete sidewalk was installed in the front yard.
4. No back yard or side yard swales were constructed per Plan.
5. As constructed, the site’s overland stormwater flow impacts the adjacent neighbor to the
north (lot 2, block 3 of the Replat of the Meadows at Redwood P.U.D. Phase 1).
After reviewing an as-built field survey of the Site and Lot 2, Block 3 Replat of the Meadows at
Redwood P.U.D. Phase 1 completed last month, it is my professional opinion the Site is unable to
drain all stormwater to either Yarrow Circle to the south or Lupine Drive to the north via area
drains and storm drain pipes.
At the direction of the builder, Mighty Hand Construction, all roof drains, aside from one, were
recently routed to drain towards Yarrow Circle. Based on this Site update, the total drainage area
sheet flowing to the north is approximately 1,930 sf. Of the total drainage area, only 200 sf is
impervious area and the one roof downspout directed north is located approximately 28 ft from
the northern lot line and drains across newly installed grass sod.
Historically, 3,340 sf of the lot’s drainage area would sheet flow across mostly unlandscaped
ground to the north. Of that total area, 360 sf was impervious surface. With the development of

this lot, the drainage area sheet flowing north has decreased by approximately 1,410 sf in total
area. Of the total historic drainage area, the impervious area has decreased 160 sf and the lot’s
pervious area has improved from unlandscaped ground to sod grass. As constructed, the lot’s
stormwater flows have decreased to the north.
Items not shown on the attached Intermill Land Surveying exhibit:
1. The builder’s landscaping contractor installed a drainage swale west of the garage.
2. The builder’s landscaping contractor revised the grading adjacent to the foundation at the
northeast side of the house to provide the required 5% slope within the first five feet.

3. The builder’s landscaping contractor revised the grading north of the garage to provide the
required 5% slope within the first five feet.
