HomeMy WebLinkAboutLot Certifications - 11/18/2019 (2) KEEFE CIVIL, LLC 825 Union Street Golden, Colorado 80401 (970) 215-6808 November 18, 2019 Keefe Civil Project Number: 2019-017 Fort Collins Utilities ATTN: Water Utilities Engineering 281 North College Avenue Fort Collins, Colorado 80521 RE: 705 Peregoy Farms Way Certification of Lot Grading Permit Application # B1808178 Larimer County Parcel # 9702311014 To Whom It May Concern: The elevations and drainage patterns shown on the attached As-Built Elevations for a Drainage Certification at 705 Peregoy Farms Way by Northern Engineering (11/12/19) are in general conformance with the City-approved Pateros Creek Grading Plan by Northern Engineering (11/26/13) with the following exceptions. Item #3 in the attached Certification of Lot Grading was initialed “No” because all as-built elevations are not within 0.2 ft tolerance of the approved grading plan. The western property line was developed with elevations between 0.3 ft and 1.5 ft higher than the approved plans and required the builder’s landscaper to use the lot line as the high point and force all backyard drainage to the east. Despite as-built lot line elevations being higher than the approved grading plans, the elevations and drainage patterns are consistent with the Pateros Creek Grading Plan. 705 Peregoy Farms Way Certification of Lot Grading Keefe Civil Project No.: 2019-017 Page 2 of 3 November 18, 2019 Per item #4 in the attached Certification of Lot Grading, the top of foundation must be six inches above the highest grade surrounding the structure. The top of foundation elevation is 79.92 and the highlighted elevations shown below from the as-built exhibit are greater than 79.42. Once these highlighted elevations were brought to the attention of the builder, Hammersmith Structures, the grades were field-adjusted and it is my professional opinion all elevations are now at least six inches below the top of foundation.
