Howes Street Ft. Collins, CO 80521 Re: Lot Grading Certification for Two-story Single-Family Residence located at 756 Harts Garden Lane, Ft. Collins, Colorado 80521 (Lot 4, Pateros Creek Subdivision) City of Ft. Collins Building Permit #B2003342 Dear D: Per your request, on March 9, 2021, CES Consultants, LLC (CES) performed an on-site review of the final lot grading construction for the proposed residence located at 756 Harts Garden Lane, Ft. Collins, Colorado (Ft. Collins Building Permit #B2003342). This on-site review was to review the lot grading conformance with the approved Pateros Creek Subdivision Grading Plan (Sheet G1, prepared Northern Engineering) and approved by the City of Ft. Collins Stormwater Utility on December 5, 2013. Also, during the on-site visit, CES certified that the As-Built Grading Survey prepared by Majestic Surveying, dated February 25, 2021 accurately and truthfully depicts the site grading elevations. Per the attached City of Fort Collins Certification of Lot Grading, CES found that the elevations and drainage patterns of the lot as measured are in general conformance with the City approved drainage plan with the exceptions to the Lot Grading Certification Form noted below: • Statement #3 – All elevations are within 0.2-foot tolerance of the approved grading plan. While most of the site (five out of seven specific spot elevations on the approved grading plan) meet this criteria, two spot elevations along the west property line show a 0.4 difference. The lot grading is lower than the design grade in these locations. It is CES’s professional opinion that the grading still provides adequate site drainage. • Statement #4 – The top of foundation is at least 6 inches above the highest grade surrounding the structure. There are portions of the grade around the structure that are closer than 6 inches, but again, it is CES’s professional opinion that the grading still provides adequate site drainage. • Statement #5 – There is a minimum grade of 5% away from the structure within the first 5 to 10 feet adjacent to the residence. There are some areas of the site grading away from the structure that are flatter than a 5% grade. Again, it is CES’s professional opinion that the grading still provides adequate site drainage. • Statement #11 – Landscaping had not been completed at the time of the site visit, but will be completed this spring by High Craft Builders. Page 2 Mr. D Walker March 11, 2021 After reviewing the Lot Grading As-Built Survey and from my on-site review, in my professional judgment the lot grading and elevations as constructed function adequately and in general equivalence with the approved subdivision drainage plan and will not adversely affect stormwater drainage on and off the lot in a manner consistence with the approved drainage plan. This letter was prepared for the exclusive use of our client and is not intended for any other purpose. Our conclusions are based on the information made available to us at this time. Should additional information become available, we reserve the right to determine the impact, if any, of the new information on our opinions and conclusions; and to revise our opinions and conclusions if necessary and warranted by the discovery of additional information.
