Please answer the following questions by initialing the appropriate response. For each question initialed “No,” attach an explanation detailing how this will affect stormwater drainage for this lot and any adjacent lots. 1.Certification includes attached Stormwater-approved grading plan. (NOTE: City’s Building Department does not approve grading plans). 2.Certification includes the attached as-built survey dated (must be within 60 days of the date the certification is submitted) accurately and truthfully depicting elevations for: Top of foundation/finished floor Finished grade on each side of the structure Quarter points along each lot line (not more than 50 feet apart) Break points/high points Swales Berms Retaining walls Air conditioning pads Window wells Any other appurtenance(s) within an easement 3.All elevations are within a 0.2 foot tolerance of the approved grading plan. 4.The top of foundation is at least 6 inches above the highest grade surrounding the structure. 5.There is a minimum grade of 5% away from the structure within the first 5 to 10 feet adjacent to the residence. 6.All slopes meet or exceed the minimum requirement of 2% (1% is acceptable on single family lots when the swale is draining the runoff from only two adjoining properties) and are not steeper than 33% (3:1). 7.All flow lines of stormwater drainage swales are a minimum of 6 inches below the elevation of ground adjacent to the structure and will direct drainage as shown on the Stormwater-approved grading plan. 8.All downspout locations and discharge directions are shown on the as-built survey. Runoff is directed into an appropriate drainage system or lot line swale, and it is not directed onto neighboring properties. The lot corners are within 0.1’. TOW = 64.81 was listed on the original plans and we assume that may have been labeling TOF (top of foundation). The TOF for the house is 65.6 (higher) and TOF for garage is 63.6 (lower). The high points shown on the plans were 63.28 along the western property line and 63.10 along the eastern property line. These grades were already established with the neighboring homes 64.6 on western property line and 64.9 on eastern property line. There are no stormwater issues associated with the revised grades. Item #4. The grades adjacent to the house are all at least 6 inches below the TOF. The grades adjacent to the garage are not 6” below the TOF. There is concrete on the south, west, and north sides of the garage so these grades do not need to be 6” below the TOF. The grades on the east side of the garage are only 0.2’ lower than the TOF. While this is not ideal, there is not much more that can be done given the grade of the TOF and the neighboring eastern property line. There is not a significant amount of stormwater draining to this location so it is anticipated that the lower foundation will not cause any issues. Item #5. There is only 4’ between the building and the property line so there is never 5% fall within the first 5’. In most cases there is at least 5% fall within the first 4’ to the property line. However, the grade along the eastern property line between the window well and northern portion of the garage does not meet this requirement. The cross slope gets as low as 2% and the drainage swale is only about 2’ away from the foundation in some cases. Due to the top of foundation elevation of the garage and existing grades on the adjacent property line it was not possible to achieve a 5% cross slope in the first 5’ or 4’ in these locations. Stormwater is still directed away from the structure and will make it to the alley. There are no concentrated roof downspout flows in this area which minimizes the amount of stormwater in the drainage swale. Item #7. This is like item #5. The grade along the eastern property line between the window well and northern portion of the garage does not meet this requirement. The drainage swale is only 2’ away from the foundation in some cases and is as little as 0.1’ below the grade next to the structure. Stormwater is still directed away from the structure and will make it to the alley.
