I, (print) , a Colorado registered professional engineer, verify that construction
of all stormwater facilities and grading is complete and hereby submit this certification.
Please answer the following questions by initialing the appropriate response. For each question initialed “No,” attach an
explanation detailing how this will affect stormwater drainage for this lot and any adjacent lots.
1.Certification includes attached Stormwater-approved grading plan. (NOTE: City’s
Building Department does not approve grading plans).
2.Certification includes the attached as-built survey dated (must be within 60
days of the date the certification is submitted) accurately and truthfully depicting
elevations for:
Top of foundation/finished floor
Finished grade on each side of the structure
Quarter points along each lot line (not more than 50 feet apart)
Break points/high points
Swales
Berms
Retaining walls
Air conditioning pads
Window wells
Any other appurtenance(s) within an easement
3.All elevations are within a 0.2 foot tolerance of the approved grading plan.
4.The top of foundation is at least 6 inches above the highest grade surrounding the
structure.
5.There is a minimum grade of 5% away from the structure within the first 5 to 10 feet
adjacent to the residence.
6.All slopes meet or exceed the minimum requirement of 2% (1% is acceptable on single
family lots when the swale is draining the runoff from only two adjoining properties)
and are not steeper than 33% (3:1).
7.All flow lines of stormwater drainage swales are a minimum of 6 inches below the
elevation of ground adjacent to the structure and will direct drainage as shown on the
Stormwater-approved grading plan.
8.All downspout locations and discharge directions are shown on the as-built survey.
Runoff is directed into an appropriate drainage system or lot line swale, and it is not
directed onto neighboring properties.

9.A smooth transition with no vertical offset (step) in grade is provided at the lot line to all
adjacent properties.
10.The grading of this lot does not adversely affect neighboring properties or City
infrastructure.

RE: Mountain’s Edge – Block 10 - Certification of Lot Grading
Dear Mr. Mogen,
Please find the attached Certification of Lot Grading for Block 10, Mountain’s Edge (Address:
3027 Knoll’s End Drive).
This letter is provided to document the deviations from the approved grading plans.
The following items are deviations from the approved grading plans:
1. The garage pads were designed to be 8” below the top of foundation. The pads for lots 1-
5 were constructed an average of 5” below the top of foundation. As such, these pads
were poured higher than planned. The driveway was adjusted to match the garage pad
and the flowline. Driveway grades are slightly steeper than the original design.
2. The landscape walls along the north side of the building were built more than +/- 0.2’ due
to the thickness of the blocks used being 4-6” in thickness. This will not affect the drainage
intent as there is still a minimum of 5% away from the building.
3. In one area adjacent the front door of Lot 7, the foundation exposure is 3”. This is less than
the required 6”. This area does not receive downspout discharge and there is sufficient
grade away from the building. This limited foundation exposure does not cause concerns
in regards to drainage.
4. The proposed east-west drainage swale, within Tract A north of the building, was filled
during the construction from the building’s foundation dirt. At the time of this
certification, the ground was frozen and the swale is not able to be excavated. This swale
is scheduled to be excavated in the Spring of 2021. In the meantime, the City has agreed
on a temporary solution to install a heavy duty Filtrexx wattle along the north property
line. This wattle will act as a barrier and channel conveyance to direct runoff to the
installed area inlet and away from the adjacent property.
The grading and drainage improvements around the building meet the intention of the original
plans and design.
