Please answer the following questions by initialing the appropriate response. For each question initialed “No,” attach an explanation detailing how this will affect stormwater drainage for this lot and any adjacent lots. 1.Certification includes attached Stormwater-approved grading plan. (NOTE: City’s Building Department does not approve grading plans). 2.Certification includes the attached as-built survey dated (must be within 60 days of the date the certification is submitted) accurately and truthfully depicting elevations for: Top of foundation/finished floor Finished grade on each side of the structure Quarter points along each lot line (not more than 50 feet apart) Break points/high points Swales Berms Retaining walls Air conditioning pads Window wells Any other appurtenance(s) within an easement 3.All elevations are within a 0.2 foot tolerance of the approved grading plan. 4.The top of foundation is at least 6 inches above the highest grade surrounding the structure. 5.There is a minimum grade of 5% away from the structure within the first 5 to 10 feet adjacent to the residence. 6.All slopes meet or exceed the minimum requirement of 2% (1% is acceptable on single family lots when the swale is draining the runoff from only two adjoining properties) and are not steeper than 33% (3:1). 7.All flow lines of stormwater drainage swales are a minimum of 6 inches below the elevation of ground adjacent to the structure and will direct drainage as shown on the Stormwater-approved grading plan. 8.All downspout locations and discharge directions are shown on the as-built survey. Runoff is directed into an appropriate drainage system or lot line swale, and it is not directed onto neighboring properties. There is sufficient grade away from the building in this area. This causes no engineering concern. The swale along the south side of the building has a 1.2% grade, this is sufficient as it is only draining 2 lots. 2/14/17 Page 2 9.A smooth transition with no vertical offset (step) in grade is provided at the lot line to all adjacent properties. 10.The grading of this lot does not adversely affect neighboring properties or City infrastructure. 11.Landscaping has been completed prior to survey. If not, please indicate who will be responsible for completing landscaping: 12.Final site cleanup has been completed. 13.I personally visited the site as part of the certification process, and in my professional opinion, the as-built survey is an accurate representation of the site conditions.. College Avenue Fort Collins, CO 80521 RE: Mountain’s Edge – Block 12 - Certification of Lot Grading Dear Mr. Mogen, Please find the attached Certification of Lot Grading for Block 12, Mountain’s Edge (Address: 2411 Crown View Drive). This letter is provided to document the deviations from the approved grading plans. The following items are deviations from the approved grading plans: 1. The top of foundation was poured 0.23’ higher than the design. The finished floor was expected to be the same as the top of foundation due to the hung joists. Instead the finished floor was laid 0.28’ higher than the top of foundation. Due to these changes during construction the finished floor is 0.51’ higher than designed. 2. The garage pads were designed to be 8” below the top of foundation. It was expected that there would be steps from the garage into the units. At construction these pads were poured to be ADA accessible into the unit. As such, these pads were poured higher than planned. The driveway was adjusted to match the garage pad and the top of curb. Due to the increase in finished floor, the driveway grades are substantially different from the design. The designed driveways had a maximum grade of 9.2%. The as-built driveways have a maximum grade of 18% for the Lot 5 and a 17% grade for Lot 4. This is above the recommended 14% per FHA. This does cause engineering concern as it is unclear whether low clearance vehicles will have trouble getting into the garage. This issue has been raised with the builder. The builder has determined that there is no cause for concern. 3. The swale on the south side of the building has an average grade of 1.2%. This is sufficient per the Fort Collins lot grading checklist. Disregarding the driveway grades, the grading and drainage improvements around the building meet the intention of the original plans and design.
