Approximately 2,550 square feet of existing unpaved alley required grading improvements to effectively drain stormwater flows from the site towards Cherry Street right-of-way. Based on visual inspections of the alley and field survey by King Surveyors, it is my professional opinion the completed improvements presented in the attached grading plan record drawing are in general conformance with the City approved grading and drainage plans. In my professional judgment, the elevations and grading of the alley are functionally adequate and will not negatively impact downstream private properties adjacent to the alley before draining into Cherry Street right-of-way to the south. All slopes meet or exceed the minimum requirement of 2% (1% is acceptable on single family lots when the swale is draining the runoff from only two adjoining properties) and are not steeper than 33% (3:1). 7. All flow lines of stormwater drainage swales are a minimum of 6 inches below the elevation of ground adjacent to the structure and will direct drainage as shown on the Stormwater-approved grading plan. 8. All downspout locations and discharge directions are shown on the as-built survey. Runoff is directed into an appropriate drainage system or lot line swale, and it is not directed onto neighboring properties. Item #3 in the attached certification of lot grading was initialed “No” because all as-built elevations are not within 0.2 ft tolerance of the approved grading plan. The builder revised several concrete and deck areas, raised the garage finished floor, and changed the drainage pattern surrounding the garage building. Also, a small portion of the main house roof drains towards the alley. Despite as-built elevations differing from the approved grading plans, the elevations and drainage patterns are consistent with the site’s grading plan.
