high point of the swale, was realigned to follow an arc around the corner to avoid conflicting with
the proposed water meter. The new flow path provides positive drainage to the swale.
2) The building elevations step down from north to south. The north units surveyed finish floor (FF)
elevation for the building varies from 5023.38 to 5023.39, compared to the proposed finish floor
elevation of 5023.60. The center units surveyed finish floor (FF) elevation for the building varies
from 5022.37 to 5022.39, compared to the proposed finish floor elevation of 5022.60. The south
units surveyed finish floor (FF) elevation for the building varies from 5021.37 to 5021.38,
compared to the proposed finish floor elevation of 5021.60. The finished floors are more than
0.2’ lower than the design grades.
3) The spots that vary from the design grades more than 0.2 feet are generally lower than design and
have no adverse effect on drainage. As noted above, the finish floor elevations are 0.21 feet to
0.23 feet lower than the design elevations. Elevations are labeled on the as-built markup plan.
4) Aspen noted that the downspouts are located on the north, south, west, and east sides of the
building and appear to be in satisfactory areas draining to inlets, swales or greenspace directed
away from the building. One roof drain at the southwest corner of the building is piped to the
nearby inlet. The roof drain extensions are not installed but will be installed after the landscaping
is completed Please refer to the attached survey exhibit for roof drain locations.
Building 7
1) Grading along the south side of the building sheet flows south at slopes of 6% to 13% to a swale.
The swale was constructed approximately 4’ south of the intended alignment to avoid conflict
with a new gas line installed to serve the building. This condition resulted in a steep slope from
the invert of the swale up to the back of walk. An 8” HDPE, smooth wall pipe was installed in
the easterly half of the south drainage swale to maintain the flow path and alleviate the steep
slope. The pipe slopes at 0.56% from west to east to discharge to the Type C inlet as intended
with the design. If the 8” pipe were to plug, water will pond up and flow in an overflow swale
constructed above the pipe. Adequate cover is provided on the pipe to protect it from erosion.
The landscaping will install cobbles around the inlet and outlet of the pipe.
2) The east side of the building slopes vary from 4.5% to 7% and runoff enter the swale sloping
south at approximately 2% to and south inlet. The north side of the building slopes north at 7.6%
to 13% to a swale draining from west to east at 2.1% to 2.3 %.
3) The west side of the building will drain west to a swale which will flow south at 1.9% to 2.7% to
the south swale. Elevations around the building that vary from the design by more than 0.2 feet
are marked on the redlined as-built exhibit. The variation in elevation will provide positive
drainage away from the building to the surrounding swales. Overall, grading around and adjacent
to the Building 7 appears to provide positive conveyance of runoff away from the building in
general conformance with the approved grading and drainage plans.
4) The building elevations step down from north to south. The north units surveyed finish floor (FF)
elevation for the building is 5018.92 to 5018.94, compared to the proposed finish floor elevation
of 5018.90. The center units surveyed finish floor (FF) elevation for the building is 5017.97 to
