HomeMy WebLinkAboutLot Certifications - 07/13/2023 (2) KEEFE CIVIL, INC 3125 Crockett Street Fort Collins, Colorado 80526 (970) 215-6808 July 7, 2023 Keefe Civil Project Number: 2022-027 Fort Collins Utilities ATTN: Water Utilities Engineering 281 North College Avenue Fort Collins, Colorado 80521 RE: 1620 La Eda Drive Certification of Lot Grading Permit Application # B2209164 Larimer County Parcel # 9610306002 To Whom It May Concern: The elevations and drainage patterns shown on the attached 1620 La Eda Drive grade exhibit by Majestic Surveying (surveyed 06/21/23) are in general conformance with the city-approved 1620 La Eda Drive grading plan by Keefe Civil (11/30/22) with the following exceptions. Item #3 in the attached certification of lot grading was initialed “No” because all as-built elevations are not within 0.2 ft tolerance of the approved grading plan. The building was constructed slightly lower than shown on the plans. Despite as-built elevations differing from the approved grading plans, the elevations and drainage patterns are consistent with the site’s grading plan. Item #4 in the attached certification of lot grading was initialed “No” because a foundation is not a part of typical pole barn construction. Items #5 and 7 in the attached certification of lot grading were initialed “No” because the following highlighted elevation at the southeast corner is slightly higher than the building corner. When I visited the site, there appeared to be a slight mound of dirt in this corner. Under my supervision, the grading was adjusted in this corner to provide a positive slope away from the building corner. 1620 La Eda Drive Certification of Lot Grading Keefe Civil Project No.: 2022-027 Page 2 of 2 July 7, 2023 Figure 1: Before photos Figure 2: After photos Item #8 in the attached certification of lot grading was initialed “No” because gutters were not installed with the pole barn construction. In my professional opinion, the elevations and grading at the site are functionally adequate and equivalent to the specifically approved drainage plan and will affect stormwater drainage on and off the site in a manner consistent with the approved grading and drainage plan.
