A, WINDSOR, COLORADO 80550 December 9, 2019 Mr. Dan Mogen City of Fort Collins Stormwater Utilities 700 Wood Street Fort Collins, Colorado 80522 RE: Gardens on Spring Creek Clarification of Lot Certification Items Dear Dan, Please accept this letter in support of items 1, 4, 5 and 6 of the Certification of Lot Grading dated November 22, 2019 for which we have noted the items as not being in conformance with the checklist description. As a result of this effort, we offer the following for your review and approval: 1.Item 4 – The east end of the new Conservatory building was designed and permitted with a stem wall and water proofing elements in order to allow for the exterior grades to be placed above the finished floor elevation to achieve positive drainage. See attached building permit plans sheets A7.1 and A7.2. Therefore, we would accept this condition as meeting the certification’s intent to ensure the structure is protected from flooding and water damage. 2.Item 5 – Along the east wall of the Conservatory there are locations where the grades are somewhat less than 5% away from the structure; however, this is an area that does not have downspouts and would not be prone to seeing significant drainage. A roof overflow drain is located in this vicinity and a cobble swale with a 4-inch perforated underdrain pipe at 2% to direct any potential overflow drainage to a 5-foot diameter Dry Well that was installed at the southeast corner of the Conservatory. The total area potentially draining to this Dry Well is approximately 500 sf: therefore, it is our opinion that the site grading is in general conformance to the design intent reflected on the final plans. 3.Item 6 – The cobble swale noted above does not maintain a consistent 2% grade in the flowline; however, the swale has a 4-inch perforated underdrain that was installed at approximately 2% grade to the Dry Well. Therefore, it is our opinion that the site drainage is in general conformance to the design intent reflected on the final plans. This letter is intended to supplement the Certification of Lot Grading and supports our belief that the grading and drainage for the referenced project has been completed substantially in conformance with the approved grading plan. We therefore request that the project listed above be deemed acceptable to the City of Fort Collins. 1218 W. ASH, STE.
