Certification of Lot Grading Item #3 was marked “No” because the lot’s elevations are not within a 0.2 ft tolerance of the approved grading plan. The two primary reasons why are as follows. 1. The site’s shared access road has not been constructed by the Blehm Subdivision 2nd Filing developer; therefore, the new gravel driveway has not been constructed. 2. In an effort to save the two mature trees in the front yard, the drainage swale was not constructed on the south side of the house. Despite the lot not being within the 0.2 ft tolerance, these conditions do not negatively impact the lot’s ability to drain stormwater away from the structure and off the lot. The revised drainage basins are identified in the attached drainage exhibit. The proposed basins are similar in size to the historic basins and the site imperviousness increased by only ~165 square feet. There is one small basin (B2), which has a localized low point ~40 ft northwest from the corner of the house (Figure 1). The basin includes a very small portion of the roof and mainly consists of landscaped ground on the west side of the house. If the stormwater runoff does not infiltrate into the ground, it will overflow to the north, per historic conditions. 2400 Kechter Road Site Grading Certification Keefe Civil Project No.: 2022-025 Page 2 of 3 October 2, 2023 Figure 1: Sump location northwest of house Certification of Lot Grading Item #4 was marked “No” because the builder was working with the original house foundation for most of the remodel. The original top of foundation did not permit a 6-inch drop to the adjacent finished ground and a 5% slope away from the foundation. Therefore, the builder constructed a custom Z flashing along the foundation (Figure 2). The original brick from the home was removed leaving an exposed foundation. They flashed up the wall 6-inches over the foundation and then down the foundation 4-inches. On top of the foundation, they used silicone, and on the foundation steel connection, they used an expanding pond foam to provide the necessary sealant to waterproof the connection.
