The elevations and drainage patterns of the IoVsite are in substantial conformance with the City approved
drainage and grading plan for the property (information attached) SEE NOTE.
The elevations and drainage patterns of the IoVsite as measured are in general conformance with the City
approved drainage plan with exceptions (information attached) In my professional judgment the elevations
and grading of the lot/site as constructed are functionally adequate and equivalent to the specifically approved
drainage plan. and will affect stormwater drainage on and off the IoVsite in a manner consistent with the

Re: Lot 5, Block 4. Kechter Crossing Planning Land Division Filing Two
Certification of Lot Grading
The lot grading for Lot 5, Block 4.. Kechter Crossing Planning Land Division Filing Two is different
than that shown on the City approved Final Grading Plan for Kechter Crossing. This is because
the location of Lot 5, Block 4 has been revised as part of the Kechter Crossing Planning Land
Division Filing Two replat However, the general stormwater drainage for the revised location of
Lot 5, Block 4 is consistent with the City approved Final Grading Plan as demonstrated in the
attached Certification of Lot Grading for Lots 4 and 5, Block 4, Kechter Crossing Planning Land
Division Filing Two.
It is noted that a drainage swale is required to be constructed in Common Area B. Kechter
Crossing Planning Land Division Filing Two, adjacent to the rear lot line of Lot 5, Block 4 in order
to adequately convey runoff from Lot 5. Block 4 to the Type C inlet. located in the sump of
Common Area B at Design Point 4-6, and in order for the general stormwater drainage to be
consistent with the City approved Final Grading Plan, We understand that this work, as well as a
few other drainage swales in Common Area B are being designed and are intended to be
constructed in the near future.

Re. Lots 4 and 5, Block 4, Kechter Crossing Planning Land Division Filing Two
Certification of Lot Grading
Kechter Crossing Planning Land Division Filing Two is a replat of Lots 4 and 5, Block 4 and
Common Area B of Kechter Crossing Planned Land Division. The purpose of the replat is to
relocate Lots 4 and 5. Block 4 so that they front Coppervein Street instead of of Kadenwood Drive
and to move the majority of Common Area B so that it fronts Kadenwood Drive instead of
Coppervein Street. It is our understanding that no revised Grading or Drainage Plan was required
for the replat and therefore the intent of this letter report is to affirm that the general stormwater
drainager as a result of the grading and drainage revisions for the replat is still consistent with the
City approved Final Grading
Lots 4 and 5. Block 4 were originally Type A draining lots and were part of Basin A-5 Basin C-1
and Basin C-13 as shown on the Drainage Plan Map for Kechter Crossing. As a result of the
replat. Lots 4 and 5, Block 4 are now Type B draining lots and are part of Basin C-6. Basin C-10
and a very small portion of Basin A-4. The characteristics and sizes of the basins were re-
evaluated. the 2-year and 100-year runoff values were re -calculated and the design point
summary runoff table was revised, based upon the changes to Basins C-1, C-13, C-6 and C-10.
The impacts to Basin A-5 and Basin A-1 were considered very insignificant and were not part of
the re-evaluation. The results of our analysis are summarized below and the supporting
calculations and exhibits are attached to this letter report. It should be noted that the original
drainage design was based upon the SWMM Method of hydrology and that our analysis was
based upon the Rational Method of hydrology. due to the size of the basins being re-evaluated
The values of the Original Design shown in the summary below are based upon the Rational
Method and vary slightly from the values based upon the SWMM Method stated in the Final
Stormwater Management Plan for Kechter Crossing.

stormwater drainage to be consistent with the City approved Final Grading Plan

% Impervious 86% = 3,295 sf / 3,816 sf (includes driveway, sidewalk and
roadway for a typical 72' frontage). Detached impervious
' surfacing is limited to 100/c of total impervious surfacing.
Based on the proceeding information, the full build out site plan is estimated to be 36.4%
impervious (0.22 x 86) + (0.31 x 2) + (0.47 x 36)). SWMM imput parameters used 37.2%
impervious area across the development. See spreadsheet calculations for SWMM basin input
