Re: Grading Certification for Poudre Valley Hospital 2nd Filing -PVH Lemay Campus
Parking Structure
Dear Mr. Barber:
The purpose of this letter is to certify that the grading of Poudre Valley Hospital 2nd Filing -PVH
Lemay Campus Parking Structure is in general conformance with the City approved drainage and
grading plan with several minor exceptions.
King Surveyors visited the site in April of 2009 to record spot elevations of the curb & gutter
surrounding the new parking structure. King Surveyors also recorded rim and invert information
for the trench drain surrounding the new parking structure .
Stantec Consulting Ltd . reviewed the topographic information provided by King Surveyors . In
general, the recorded spot elevations were within acceptable construction tolerances. However,
several recorded spot elevations were outside of acceptable construction tolerances . The most
significant of these areas was at the entrance to the parking structure off of Robertson Street.
Elevations differed as much as 0 .37' from the approved utility plans. The contractor indicated
that the grading was altered to create a smoother transition into the building. The basic drainage
concept, as depicted in the approved utility plans, was slightly modified resulting in a small area
of the entrance draining to the east. This flow will be collected by storm drains near the entrance
to the parking structure and no adverse effect is expected . Additionally, record spot shots of the
new curb & gutter along Robertson Street indicate that the grade along the curb & gutter is
approximately 0.20 % in some areas. This deviates from the design drawings which require a
minimum grade of 0.50 %. The deviation in grade is a direct result of existing conditions
encountered along Robertson Street. City of Fort Collins inspectors were onsite during
construction and accepted the minimum grade of 0.20% as it was not feasible to achieve a
minimum grade of 0 .50 %. It is believed that no adverse effect will result from this modification.

Stantec Consulting Ltd. visited the site on July 10, 2009, to inspect grading, drainage patterns and
landscaping. Landscaping around the building does not appear to interfere with the proposed
drainage patterns. No low spots were observed along the new curb & gutter. Additionally, no
cross lot drainage to or from adjacent lots outside of drainage easements is expected .
This certification is signed and stamped by a professional engineer regi stered in the State of
Colorado. By signing this certification the engineer attests that to the best of his (her) knowledge
the surveyed grading as shown in the enclosed certification is in compliance with the approved
grading plan for this lot and subdivision as s hown on the approved utility plans.
Failure to disclose all known information could result in the rejection of this certification and
could cause the withholding of the certificate of occupancy for this lot until corrective action has
been taken.
Thank you for your time and consideration of this submittal.
Sincerely Yours,
