Box 580 Fort Collins, CO 80522 Dear Glen: Consultin3 E113ineers and Surveyors - Re: "As Built" Grading on Envelope X, Amendment to "The Pier," Fort Co 11 ins, Co 1 or ado. On the 28th of October, 1994, we shot spot elevations on Envelopes X and Y and part of W lying south of the existing building. These spot elevations are shown on the plan included wi th this letter. The 10-plex on X is about completed, and the foundation on Y is in. We found that the finished grading on Envelope X to be positive away from the building. There is a drainage swale around the building. The high point of the swale is 10 feet northwesterly from the northwest bui l ding corner. Runoff from this point is in two directions: 1) runoff flows northeasterly to the top of the existing walk; 2) runoff flows south then east around the back of the building. The slope of this swale is about 2%. From the southeast corner, also being the end of the swale, the water dumps onto Envelope Y with no outlet. In order to use the existing grading on Envelope X, the developer will be required to construct a 2 foot wide concrete pan around Envelope Y and tie into the e xisting flow line at the parking lot. A 2.0 foot wide curb chase will also be required to be constructed through the existing walk at the parking lot location. This pan can also be use&,for runoff of Envelope Y when it is final graded. These have been designed on the "as built plan." In summary, the ex isting grading on Envelope Xis adequate to control runoff in a positive manner. In order to cont i nue the runoff to the parking area, a two foot concrete pan and curb chase are required. They should be construceted this fall as to prevent water and snow build up south of Envelope Y. I also inspected the gravel filter in the parking area and found that it was in place and looked okay. This filter shou l d remain in place until all the construction work and landscaping is in place on Envelope Y. If you have any questions or need any further information please let me know.
