We are applying for a building permit to add 810 ft:2 to the existing house at 305 Park
street. The 4,105 ft 2 of impervious area (including half the back alley and half of Park
Street) yields an impervious to gross area ratio of0.3851, or 39%. We believe this is
below the maximum permissible impervious area under the Fort Collins master plan.
Therefore, we ask that you review our calculations and, if our project does meet city
requirements, release the stormwater hold on our permit application #B0202732 so that
we might proceed with the project.
Attached please find a site plan of the lot at 305 Park Street, a site plan showing adjacent
lots, and three pictures of the front (curb side) view of 305 Park street . The site plan
shows the slope of the existing grade, however, all slopes are very shallow . We have
included pictures to illustrate this, as well as to show some of the structures on adjacent
lots . The architectural plans (not included) call for the finished floor of the addition to be
seven inches (7") above the finished floor of the existing house, and for backfill and
grading . Thus, the existing drainage will be further improved . If you require a set of
