We recently surveyed grading, drainage, and related landscape improvements associated with the 803
Heschel St. Units A, B, C, and D within the Old,Town North Subdivision. The buildings are located on the
west side of Heschel Street and south of. Cajetan Street in northeast Fort Collins. Spot elevations and as -
built contours were checked at pertinent locations and compared to the grading plan to verify whether the
grading met the intent of the approved grading and drainage plan. The enclosed drawing shows both the
grading plan and as -built spot elevations.
In general, the lot and building construction meet the requirements of the grading and drainage plan and
there is positive drainage away from the building on all sides. The intended drainage patterns are met by
the grading on this lot, with slopes set for drainage to flow radially outward from the building. The finished
floor elevation of 63.87 ft is 0.1 ft above the design elevation of 63.77 ft.
It is my recommendation that the Certificate of Occupancy be released for 803 Heschel St. Units A, B, C,
and D since the Contractor constructed the building and graded the lot to meet the design drainage
patterns. If you have any questions, please call.

that construction of all stormwater facilities and grading there is complete, and that the elevations and
drainage patterns shown on the attached drawing(s) which were developed from a survey performed on
(Date) 8 -U-O 7 -,accurately and truly depict the elevations and drainage patterns as
they existed on the date of the survey. Based on this information, I certify that (check one):
The elevations and drainage patterns of the lot are in substantial conformance with the City
approved drainage and grading plan or revised grading plan for the property (information
attached). SEE NOTE.
