Re: Drainage certificate for Lot 11�P-oudre-Plains-Subdivision, Fort Collins,
Larimer County, Colorado.
Dear David,
According to your request, a site visit was conducted on September 22, 1995, to the
residential home located on Lot 11 Poudre Plains Subdivision, also known as 2325
Plains Court, Fort Collins, Colorado, to inspect a drainage pan south of the house.
Based on the site visit and the drainage plan by Stewart & Associates, the concrete
drainage pan along the south side of the property does exist. The concrete drainage
pan is 3 feet wide and 4-inches deep at the center. The house has a positive
drainage in all directions. Outlet "A" between Lot 11 and Lot 10, as shown in the
drainage plan, does not exist.
Drainage from the west side of the house drains to the west then south along the
west property line. Drainage from the east side of the house drains to the east and
north east into the cul-de-sac. Drainage from the north side of the house drains to
the north then east along the north property line into the cul-de-sac. Drainage from
the south side of the house drains to the south then east along the south property
line. This certificate is only addressing the drainage of the surface water collected
on Lot 11, Poudre Plains Subdivision. This drainage certificate does not cover
drainage off other lots nor ground water issue.
