The above referenced lot has a historic drainage issue. Topo provided for the lot shows that the lot
drains to the middle of the lot with no identifiable out fall. It also appears that the neighbor the East
may also drain to this low area. We have met on-site with Dan Mogen with Fort Collins Storm Water
and discussed the drainage issues and option for improvement.
The proposed construction on the property consists of demolition of the existing residence and
replacing it with a new residence and adding a detached garage at the back of the property. The
new structures were elevated to promote drainage off of the lot and away from the existing low area.
This was achieved by sloping the front of the house to Cherry Street and sloping the West sides for
the residence and the garage to the adjacent alley. The remainder of the lot still drains to the center
of the lot as it has historically.
As we discussed with Dan Mogen of Fort Collins Storm Water, this is the best option for drainage
we have based on the existing conditions and the surrounding elevations. It is our opinion that the
proposed site development will not cause adverse impacts to the adjacent properties. Attached is
the proposed site plan with proposed top of foundation elevations and existing grade elevations for
reference.
