The site is located on the west side of Wood Street in Fort Collins, Colorado between Cherry Street and Maple Street. The lot is bound by an existing residence to the north, public right-of-way to the west, and gravel alleyways to the south and east. The project site is a developed residential lot with one home, a wooden she-shed, mature landscaping, one garage and a concrete driveway with access off of the eastern alleyway. The front yard topography slopes to the northwest, towards Wood Street, while the backyard generally slopes from the southwest to the northeast towards the existing property fence line and eastern alleyway. Based on a site visit performed on February 27, 2019, the eastern alleyway currently appears to drain northward towards Cherry Street. The proposed site improvements include a garage addition, relocating the gravel parking in the eastern alley, landscaping updates, and increasing the outdoor living space (see enclosed Grading and Drainage Plan). Replacing the existing backyard concrete patio, removing a section of concrete edging, and relocating a section of fence in the northeast corner of the lot are the only demolition plans for these site improvements. DJM The proposed grading and drainage design for the site follows the existing drainage patterns.
