Dear Mr. Rehnstrom,
The above referenced lot has historically drained from west to east with some front lot drainage
flowing to the north across the adjacent property driveway. This lot has slopes ranging from 1.5% to
3.0% for a majority of the lot with some steeper slopes at the front of the lot that range in the 7.0% to
11.0%.
The original house had an approximate square footage of 1021 sf with approximately 57 sf of
sidewalk. As part of a proposed addition/remodel, 136 sf of this original will be removed with a 1145
sf addition added on. There will also be a 656 sf detached garage added to the site. This increases
the impervious surface area by 2743 sf or 154%. A drainage plan is required for this increase in
impervious area.
Attached is a drainage plan that includes drainage around the existing and proposed new structures.
This drainage plan still conducts water away from the existing and proposed structures and directs
the drainage water in the same direction as it has historically flowed. Drainage from between the
house addition and the garage will be swaled around the west side of the house and directed down
the north and south sides of the house. Swales will be cut in between the house and the property
lines on the north and south sides to direct a majority of the drainage to the east side. The north side
swale will terminate at the neighboring drive way and drain across it to the street. The new drainage
patterns should not have any adverse impacts on the adjacent properties. We recommend that any
new downspouts on the residence be installed to discharge drainage water to the north or south so
as to not direct roof drainage water at the adjacent properties. We also recommend that any
downspouts on the garage be discharged to the alley to direct that drainage water off the property
instead of across the property.
