The existing subdivision (West Side Addition to Fort Collins) was established around approximately 1900 and the grading for the subdivision will never be able to apply to current drainage and grading standards. The lots are configured as a"Type A" grading which allnws for drainage from the i-ear of the lot towards the front of the I�t. The existing lot lines on the west and east are at 1.06°/o and 1.31%, respectively. These are existir�g established lot lines with an alley running the perimeter of the property. Grades cannot be changed without impacting other residences adjoining the alley. The proposed top of foundation of the new structure, was set to I�ave a minimum aF 8" of foundation reveal and an approximate 10% grade to the farthest lot line (the east lot line of Lot 13). A high point is proposed at the rear of the house at an approximate elevation of 5,002.40 which will allow for the installation of rear yard swales graded at 2% or better. The runoff from the rear of the yard should flow from the rear of the lot to the front and �e diverted around the proposed structure with the high point and svrales. As an added measure of protection to keep runoff from the proposed structure, the top of foundation elevation is set approximately 18" (1.54' actual) above the highest lot corner (rear east corner of lot 13). The current impervious area is 1,080 sq. ft. with proposed c�r�struction of 1,753 sq. ft. for a tatal additional impervious area of 673 sq. ft. w��ich is only a 6% increase. Tf�is in affect, will not change the historic drainage of the surrounding alley and properties and insure the site drainage will not impact the proposed structure or adjacent properties. Stormwater runoff will flow around the proposed structure on either side and will reach the street as historically has occurred. The top of foundation, adjacent finish grades, and spot grades and elevati�ns shown on the Plot Plan/Grading Plan and the information in this memo should be used to perform the final grading for the site.
