The drainage flowed from this high point to the east towards North Grant Street and to the west to the alley. This lot has slopes that ranged from 0.2% to 2.0%. The original lot consisted of the original house with an approximate square footage of 561 sf, an original detached garage with an approximate square footage of 320 sf, an original detached storage shed (to be demolished) with an approximate square footage of 110 sf and 100 square feet of sidewalk for a total building area of approximately 1091 sf. The total lot area is approximately 5600 square feet. The proposed impervious area will include 1050 square feet of house, 320 square feet of existing garage and 100 square feet of sidewalk for a total of 1470 square feet. This increases the impervious surFace area by 379 sf or 7%. Attached is a drainage plan that includes drainage around the proposed new structure. This drainage plan will conduct water away from the proposed and existing structures and direct the drainage water in the same direction as it has historically flowed. Swales will be cut in between the house and the property lines on the north and south sides to direct a majority of the drainage to the east side. The north and south side swales will drain across the turF and landscaping towards the east to North Grant Street. We recommend that the new downspouts on the residence be installed to discharge drainage water to the north or east so as to not direct roof drainage water at the adjacent properties. The drainage recommendation for this lot will not have any adverse impacts on the adjacent lots. Thank you for selecting CTL�THOMPSON for your engineering needs.
