Thank you for reviewing our proposed building permit for a garage at 316 Jackson Avenue in
Fort Collins.
This letter will address the possible increased impact of water flow to the alley behind the
residence.
We purchased the property in November 2019 and in early 2020 applied for a building permit to
renovate the residence. At that time the impervious area in the back half of the property
included a full driveway to the alley (part double drive and part single drive), a full concrete
patio, and we unearthed a concrete pad that appeared to originally house a shed. A drawing of
the original property is attached.
In 2020, we removed the entire driveway (it was cracked and heaved) and the concrete patio
and shed pad. We replaced the driveway with a partial drive and replaced the patio with a
smaller version.
We are now proposing a detached garage in the back yard area that includes a covered patio
feature and a small gravel driveway. We might do a concrete driveway completely to the alley in
the project depending on the finished cost of the garage.
The entire project (including the possible complete driveway) is 2390 square feet of increased
impervious area, but the prior footprint of impervious area in the back was 2160 square feet.
Therefore, our increased impact of impervious area is 230 square feet and this impact will not
create an adverse effect on the alley or our neighbors.
A chart reflecting the calculations is attached. Also attached is a drawing of the original footprint
of impervious area on the property and the proposed footprint of the project proposed under
B2303616.
