Dear Dan:
The purpose of this letter is to address the drainage impacts to the existing 6,050 square foot
(0.14 acre) residential lot at 630 Yarrow Circle due to the proposed building addition (Exhibit A-
630 Yarrow Circle Grading and Drainage Plan). The site is located on Lot 7, Block 3 of The
Meadows at Redwood P.U.D. A copy of the approved grading and drainage plan for the
subdivision is included as Exhibit B.
Per the flood insurance rate map (Exhibit C), the lot is located within Zone X. Zone X is defined as
an area of minimal flood hazard and does not have a base flood elevation associated with it.
The existing lot is partially developed with a garage and concrete driveway and surrounded by
fully developed residential lots. The total existing impervious area is 1,279 square feet (sf) or 21 %.
Despite the approved grading and drainage plans proposing the lot to drain to the south, the
majority of the site currently drains to the north and has a high point located approximately 20 feet
north of the southeastern property corner.
The proposed lot improvements will allow for stormwater to drain from the rear of the home to the
front via a drainage swale designed at a minimum 1°/o slope. The impervious area has increased
1,289 sf to a total of 2,568 sf imperviousness, which is 42% of the total lot area. The Urban
Drainage and Flood Control District recommends the average imperviousness of 45% for
single-family lots that are 0.25 acres or less (Exhibit D), which is comparable to the proposed lot
improvements.
It is my professional opinion the proposed grading and drainage design has improved the existing
IoYs drainage patterns, adheres to the intended development plan approved in 1986, and prevents
adverse stormwater impacts to the adjacent properties.
