Site Development Solutions LOCATION AND SITE DESCRIPTION The project is located at 1118 Woodford Avenue approximately 150 feet east of Shields Street in Old Town Fort Collins. The existing lot is 6,315 square feet with a small single family residence and one shed in the rear yard. The existing grading is classic Type `B' lot grading with the lot draining to both the street in the front and the gravel alley in the rear. Slopes are less than 1% in the area with the street gutter averaging 0.8% to the east. The public allev suffers from ruttinq and minor puddlin4 but does adepuatelv drain to the east at an overall slope of 0.8%. Both public ways ultimatelv drain to the north- west corner of Woodford Avenue and Wayne Street. Rev MaY a, zo�� PROPOSED PROJECT The proposed construction will remove all of the existing house, foundation and shed. Then construction of a two story 2,078 square foot home and 432 square foot garage and loft. Most of the existing large trees will be saved. Final grading will perpetuate the Type 'B' lot grading of the neighborhood with the high point being near the rear wall of the new house. Downspouts on both structures will direct roof runoff to the adjacent side yard/lot line swales. The lot line swales will carry only adjacent property runoff and are graded at 1% to the alley and the street. The addition of 1,597 square feet requires a Drainage Memo or Report and a Grading Plan by a Professional Engineer. However, the added hard surtace is less than 5,000 square feet so the project qualifies for an Exception to the Water Quality and Water Quantity Requirements. A check computation of the percentage of hard surtace found it to be 53% after construction. No additional storm drainage requirements apply to this project.
