RE � 317 North toomis Avenue Drainage Letter
The fallowing describes the proposed improvements al 317 North Loomis Avenue {refer to the Vicinity
Map) as well as our proposal for addressing runoff from the newly added impervious area.
The existing property contains a±1020 sq. ft. house, front and back porch areas and a shed in the
southwest corner. The property owner is praposing to canstruct a detached garage, carpart and
concrete apron {refer to Exhibit 1). 7he totai newly added impervious area is ±96Q sq. ft. Of this, the
±12Q sq. ft. concrete apron will drain directly to the existing alley. 6round shots provided by the builder
suggest that surface runoff currently drains from east-to-west and into the public right-of-way.
The propased garage gutter system is designed to direct rurtoff f�om the garage roof and carpart toward
the existing turf grass area, which is south of the existing house. From here, the surface runoff will flow
between the existing home and neigh�aring fence corner, into the front yard and then into North
Loomis Avenue (i.e., the public right-of-way},
In summary, the total newly added imperviaus area exceeds the 350 sq. ft. threshold established by the
City of Fort Collins (CoFC); however, less fihan 350 sq. ft. will drain inta the existing unimproved alley.
The majority of newly added impervious area will drain ta the existing mature turf grass, where it has an
opportunity infiltrate. Ultimately, the runoff wifl drain to paved public right-of-way. The proposed
improvements should have a negligible impact on the existing condition.
