Dear Ms. Harkin,
The above referenced lot has historically drained as a"B" lot with a high point approximately 55'-
0" from the east property line. The drainage flowed from this high point to the east towards
Sherwood Street and to the west to the alley. This lot had slopes that ranged from 0.2% to 1.0%.
The original lot consisted of the original house with an approximate square footage of 1244 sf, a
detached garage with an approximate square footage of 441 sf, a detached storage shed with
an approximate square footage of 150 sf and a detached chicken coop with an approximate
square footage of 160 sf for a total building area of approximately 1995 sf. The proposed house
will have a square footage of 1718 sf and a detached garage with an approximate square
footage of 440 sf. This increases the impervious surface area by 163 sf or 8%.
Attached is a drainage plan that indicates drainage around the proposed structures. This
drainage plan still conducts water away from the proposed structures and directs the drainage
water in the same direction as it has historically flowed. The new drainage patterns should not
have any adverse impacts on the adjacent properties. We recommend that all downspouts on
the new residence be installed to discharge drainage water to the east or west so that they do
not direct drainage water at the adjacent properties. We also recommend that any downspouts
on the garage be discharged to the alley to direct that drainage water off the property instead of
across the property.
