Dear Mr. Bickerton,
The above referenced lot has a historic drainage issue. Topo elevations for the lot show that the
north and south property lines generally drain from a high point at the front of the existing house to
the east side alley and the west side street. The north property line does have a low spot near the
north west garage corner that drains across the lot to the south east corner of the lot. The current lot
line grades are less than 1% in some areas.
The proposed construction on the property consists of demolition of the existing residence with
detached garage and replacing it with a new residence detached garage at the back of the property.
The new structures were elevated to promote drainage off of the lot and away from the new
foundations. This was achieved by sloping the front of the house to GrantAvenue and sloping to the
back of the house and garage to the alley as it has historically drained.
This is the best option for drainage we have based on the existing conditions and the surrounding
elevations. It is our opinion that the proposed site development will not cause adverse impacts to the
adjacent properties. Attached is the proposed site and grading plan with proposed top of foundation
elevations and existing grade elevations for reference.
