Gentletnen:
The proposed single family residence to be constructed on the subject site is to be constructed and the
lot graded to comply with the "Final Drainage and Erosion Control Report for the Whitman Storage
Facility, P. D. P."
The proposed elevation of the Finish Floor of the residence and the proposed lot grading have been
designed to direct surface run off in the same manner as the original design for the subdivision. The
run off generated on Lot 1 and Lot 3 that are situated to the west of the Lot 2 will flow across Lot 2 and
be intercepted by the drainage swale located along the east border of Lot 2 or will flow southeasterly
overland. The offsite run off from Lot 1 and Lot 3 will be directed to the existing subdivision detention
pond.
The original design and sizing of the subdivision detention pond considered the single family residence
to be constructed on Lot 2. The proposed construction is to consist of a single family residence with an
attached garage that are to have a total surface area of 2,770 sq. ft. (0.062443 Ac.). The proposed
driveway, patio and other hard-scape are to have a surface area of 2,215 sq. ft. (0.050849 Ac.). The
surface area of the remainder of Lot 2 is to be landscaped and consists of 2],675 sn. ft. (0.497589 Ac.).
The tota] lot area is 26,610 sq. ft. (0.6109 Ac.) The �veighted percent imperviousness for proposed
improveinents on Lot 2 is calculated to be 16.69%. The original design of the subdivision detention
pond considered the weighted percent imperviousness for the developed subdivision to be 90%.
Therefore, the existing detention pond capacity is more than adequate to accommodate the proposed
house, garage and pavement on Lot 2.

Dan,
With regard to your review comments dated 7/28/2017, I have the following response:
The house being constructed is designed specifically for the owner's 80+ year old mother who has
mobility issues. I have not designed any step down areas along the southern side of the garage or
western side of the house since these are the areas of primary access and are to be a concrete surface.
The design has been performed to essentially have the garage doors and the entry door at the same
elevation (4980.00). The concrete slab is to slope southerly away from the garage doors at a maximum
slope of 1/4" per foot to met ADA standards. The driveway at the west side of the garage also has a
cross slope to meet ADA.
I do feel that the desigr► as performed meets the intent of the City's grading requirements and am
willing to verify that at the time of Grading Certification.
