Dear Mr. McKenzie,
The above referenced lot has historically drained from east to west with some front lot drainage
flowing to the north across the driveway. This lot has front slopes ranging from 1.5% to 10.0°/o with
steep side slopes that range in the 10.0% to 20.0%.
The original house had an approximate square footage of 1282 sf. As part of a proposed
addition/remodel, 943 sf will be added to the site. This increases the impervious surface area by 943
sf or 74%. A drainage plan is required for this increase in impervious area.
Attached is a drainage plan that includes drainage around the existing and proposed new structures.
This drainage plan still conducts water away from the existing and proposed structures and directs
the drainage water in the same direction as it has historically flowed, to the west. Drainage from
between the garage addition and the street will be swaled around the north east side of the house
and directed down the north side of the house to the west. The new drainage patterns should not
have any adverse impacts on the adjacent properties. We recommend that any new downspouts on
the residence be installed to discharge drainage water to the east or west so as to not direct roof
drainage water at the adjacent properties.
