Re: Permit No. B1604621
PERMIT NUMBER 1604621.pdf
Sorry this has taken so long to reply. An updated drawing is attached. Pve lived in this house for 11 years and
counting; I don't believe we've experienced a significant rain event such as a 100-year storm event however, I've
witnessed enough rain events to say that there is no discharge that contributes to adjacent properties. No water
that flows from my property to a neighbors property. There are 3 primary swales that operate as channels which
convey water away from the house (but not neighbors). There are two swales in the front yard which lie on
both sides of the property. There is a more defined channel in the backyard. This channel appears to capture
flow a) from the house and will continue doing so after the addition and b) from the northern edge of the
property (distant property boundary from house along overland trail and the drainage easement behind
us). Rain spouts have also been called out on the plans. Roof discharge will be able to tie into the existing
channels so that established drainage patterns continue.

Neil,
This looks like a great start, and it clearly shows drainage going away from the home. The two questions I have at this
point is, are there swales (small ditches) along the side lot lines to direct stormwater to either the front or the back of
the lot and are gutters/downspouts being added? If so, can you please add arrows along the lot line to indicate the
swales and also show the downspout with direction of the downspout extension? The reason I ask is that the plan needs
to show that there isn't additional runoff being directed onto adjacent properties. Please let me know if you have any
questions or would like to discuss at all.
Thanks,
Dan

Hello Dan,
Please see the attached. It includes a) flow arrows around both the existing house and the addition and b) a
summary of impervious areas. Let me know of any additional mark-ups.
Thanks
Neil

Dan,
Hi I spoke with yoLi earlier today about the above permit. I didn't see anything in an email from you about an
example grading plan. I thought it's possible that there may've been some question about my email address so I
thought it may be prudent to send you my email. If you can, please send an example grading plan should you
have an example that fits, when you have a moment.
Thanks, Dan.
