The proposed of the grading plan for the above mentioned address is to protect the
proposed structure and adjoining lots from stormwater runoff and verify the placement
of the structure above the current floodplain (elevation 5,022.8 — NAVD88). The existing
subdivision (Morger Smith Subdivision) was established around the 1900's and the
grading for the subdivision will never be able to apply to current drainage and grading
standards. The lots are typically configured as a"Type C" grading which allows for the
drainage from the front of the lot to flow towards the rear of the lot. The existing lot
lines on the north and south are at 1.25% and 1.46%, respectively. These are existing
established lot lines with an alley running along the north and east sides of the property.
Grades cannot be changed without impacting other residences adjoining the alleys.
The proposed structure was located to be out of the defined floodplain and maintain
the front and side yard setbacks. The closest corner of the proposed structure to the
floodplain is 0.54' from the floodplain demarcation line. In addition, the top of
foundation elevation of the new structure, was set at 5,024.8 which is a minimum of 2.0'
above the floodplain elevation. It is also intended to have an approximate 9 1/z" of
foundation reveal which provides for the grade adjacent to the structure to be 1.2'
(minimum) above the highest floodplain elevation. The grades away from the house is
approximately 17% to 22% with the flows running into the side yard swales. The runoff
from the front of the structure will flow to the side yard swales and then flow to the rear
as has historically occurred.
This proposed structure should not change the historic drainage of the surrounding
areas nor impact the adjacent properties. Stormwater runoff will flow around the
proposed structure on either side and will reach the rear of the lot as historically has
occurred in the side yard swales. The top of foundation, adjacent finish grades, spot

to perform construction layout of the structure, side yard swales, and the final grading
for the site. All gutter down spouts should discharge to either the front or rear of the

UTILITY MEMO

To Whom It May Concern,
The proposed water and sanitary sewer service connections for the above mentioned address should
tie-in to the existing City of Fort Collins water main in North Shields Street and to the existing sewer
main in the alley running on the north side of the proposed structure. The existing subdivision
(Morger Smith Subdivision) was established around the 1900's and there is an existing water service
stub from the main located in North Shields Street. However, an interior meter for residential service
line will need to be installed in the northwest corner of the basement of the proposed structure in
accordance with the City of Fort Collins standard details, a copy of each is attached to this memo.
The sanitary sewer service line shall be connected to the existing sanitary sewer main located in the
alley to the north of the proposed structure. Based on information provided, the basement cannot be
served with sewer by gravity and a grinder ejector pump will be required for all facilities in the
basement. It is recommended that these be kept to a minimum. However, the main floor and upper
stories can be served by gravity. It is suggested that laundry facilities be kept on the main floor. The
service line shall be 4" diameter SDR 35 PVC installed at a minimum of 2% with a clean-out outside
the structure and tie-in to the main using a tapping saddle with bands similar to the one in the
attached detail. The sewer main will need to be "wet tapped" by the City of Fort Collins or a
contractor authorized by the City to make the connections. The line is reported to be 6" VCP and
requires special tapping requirements. If you have any questions, please feel free to contact our

1. Use direct tap (as shown) for 3/4 inch and 1 inch services unless water main is PVC,
in which case, use a tapping saddle.
2. Install 1 1/2 inch and 2 inch services with tapped tee and corporation stop at time of
construction or use a tapping saddle.
