The Garage Grading Plan for this property shows the existing concrete parking area on
the east side or alley side of the existing house. All of the existing concrete including the
sidewalk to the parking area will be removed and a new concrete pad will be placed in
the same place except the sidewalk and an area on the north side of the garage which
will become landscaping. The removed concrete area = 1,396 sq ft. And the new
concrete area = 1,379 sq ft. A net REDUCTION of impermeable surface.
The slopes are controlled by the elevations of the house siding and the elevations found
at the alley. The dominant west-to-the-east slope (house-to-alley slope) is barely 1%.
This could not be improved on without significant changes to the existing house or the
alley.
The garage downspouts are located nearest the alley and are not directed to any
foundation.
The runoff from this garage area follows the alley grades north to East Lake Street; then
follows the street gutter to the east Peterson Street; Then it crosses Lake Street in a
valley pan to then flow in the concrete gutter on the west side of Peterson to the north to
East Pitken Street; where flows are captured by a standard open curb face at the
intersection. Flows are then piped to the Cache la Poudre River in the City storm drain
system.
It should be noted that the City has graded the alley at 310 Prospect with a high point
about 15 feet north of Prospect and hereby preventing any runoff from the alley to enter
Prospect Road. This project will NOT disturb or alter any drainage paths.
