The above referenced lot has historically drained from the high points nearthe existing house to the
north and south. The drainage flows from the high point on the west side to the front towards
Edwards Street and to the low point in the back yard and from the high point on the east side to the
front towards Edwards Street and to the low point in the back yard. This lot has slopes that ranged
from 0.1 % to 1.5%.
The current impervious area consists of the house and shed with an approximate square footage of
886 sf and 109 square feet of sidewalk and driveway for a total existing area of approximately 995
sf. The total lot area is approximately 5,582 square feet. The proposed impervious area will include
the new house at 1,084 square feet and 261 sf of new sidewalk and driveway for a total new area of
approximately 1,345 sf. This increases the impervious surface area by 350 sf or 35%.
Attached is a drainage plan that includes drainage around the proposed house. This drainage plan
will conduct water away from the proposed house and direct the drainage water around the new
house in the same direction as it has historically flowed. This drainage will drain across the turf and
landscaping towards the south property line and then to Edwards Street. We recommend that the
new downspouts on the house be installed to discharge drainage water to the south to not direct
roof drainage water at the adjacent properties. The drainage recommendation for this lot will not
have any adverse impacts on the adjacent lots.
