Good Morning Dan,
The west property line is separated by a five foot tall brick wall. In addition the garage will have gutters and down spout
drainage on the north facing. This drainage on the north east and north west corners will both drain into Commanche St.
This should suffice. However, I have also made provisions for a French drain along the west side of the new garage that
will direct drainage from the south east corner down spout also draining out to Commanche St.
The South property line is all pre-existing building, original house. It's sixty feet from new garage. This area is all covered
in grass, trees, and foliage.

Doug,
Thank you for sending this over. This is a great start but it does leave me with a couple questions. One of the main
things I review grading plans for is to see that there is not additional runoff being directed onto neighboring
properties. The plan as currently shown appears to direct runoff from the new garage toward the property to the
west. Possibly there is a drainage swale along the property line which directs runoff to Commanche Dr? And similarly a
swale along the south property line directing runoff to Lemay? If those do exist, can you please add a couple of
additional arrows to the plan indicating that and resend?
