Dear Mr. Fetters:
We have consulted with you regarding a remodel and addition project that is proposed at the above
referenced site. The home is to have a small addition and interior remodel, the detached garage is
to be replaced with a new detached garage. Our office has reviewed the existing and proposed
drainage conditions at the site. This review included visual observations, a limited elevation survey,
and area calculations. The purpose for this review was to evaluate the impact of the proposed proj ect
on existing drainage conditions.
Based on our review, the impervious area at the site will be increased by approximately 17% above
existing conditions. It is our opinion this increase is negligible and will not require mitigation. We
feel the existing drainage will continue to function as it has historically. Based on the survey
information, we recommend the monolithic garage slab/foundaxion be consiructed with the finished
floor at an elevation of 4988.9 feet or higher.
The recommenda.tions and conclusions presented in this letter are based on a visual review of
portions of the described site/structures, your plans and your directions. Our review was limited to
the items described in this letter, and is not intended to cover structural, mechanical, electrical,
environmental, mold, or architectural features of the site/buildings. Discrepancies or deficiencies
revealed during construction should be brought to the attention of the engineer. Our office has not
performed any engineering analysis of the existing on site or off site drainage conditions, unless
noted otherwise.

Total lot 10,503 sf
Exist impervious 4271 sf (41%)
Additional Impervious 971 sf
New total impervious 5242 sf (49%)
The addition to the house is at a spot that is currently concrete pavement, so no increase there. The new garage is only
8 sf more than the old one. Most of the new impervious is the concrete drive on the east side, which will have a V-pan
down the center draining to Elizabeth. The drive is currently compacted dirt/gravel, which was not taken into account in
our previous calculation that showed a 17% increase. As you requested, we revised this calculation and the existing
drive was taken at 40% impervious, resulting in an 8% total increase in lieu of 17%. The drive currently has no slope next
to the house, bad for this house and the adjacent neighbor (my first visit to site it was raining and it was standing
water). With the new drive we can slope it out to the street better and improve drainage for both houses. It is also
worth noting that the original house had almost flat roofs, which were overframed with steeper pitch at some time in
the 80's. As part of the remodel project, the roofs are being lowered back down to original slope, so the time of
concentration will be increased there (especially for snow) and offset the decreased time at the driveway. Let me know
