Prospect Road Fort Collings CO 80526 RE: Drainage Memo 1804 W Mountain Avenue Fort Collins, Colorado Gentlemen: This letter describes the drainage impacts of the proposed new single family residence at 1804 W Mountain Avenue in Fort Collins Co. This project consists of the removal of an existing single story residence and replacement with a new single family residence and detached garage. The existing site drainage can be generally described as a type B lot with drainage flow partially toward the fi•ont and back of the existing lot. The existing lot size is 8,910 squar•e feet. Historically drainage has flowed toward the adjoining lot, east of this site. Existing grades are generally between 1.5 and 2% toward the north east. The existing site had approYimately 1,216 square feet of impervious area. Proposed impeivious area is approYimately 3,820 square feet with the majority of the drainage directed toward the north Alley ROW. Drainage to�vard the existing property, to the east, has been minimized and site grading accommodates firttu•e improvements of the east property to allow redirection of drainage toward the north and south ROW. Site drainage toward the north will cross pervious areas to minimize storm flows to the Alley. The proposed improvements result in a net increase of approximately 2,400 square feet of impervious area. The proposed imper•vious area is approximately 43% of the lot area. Impervious lot coverage is consistent with nearby properties. With the redirection of most of the drainage toward the ROW's north and south of drainage impacts to the adjacent property are reduced.
