This letter is intended to help clarify the impact of the proposed LDS Distribution Center
building and adjacent sidewalk connectians on the existing development and storm water
infrastcucture. Existing site conditions and drainage calculations were taken from the "Final
Drainage Repart prepared by Landmark Engineering for The Church of Latter Day Saints
Temple, Fort Collins, Coiorado" dated September, 2013.
The Distributian Building and adjacent sidewalks account for Z,727 SF of new impervious
area (0.04 acres @ 100% impervious). Accordingto the drainage reportthese improvements
are within the t�ibutary area for the ex'rsting water quality pond �WQ Pond D59) located on
the northeast corner of LDS Temple site. This existing pond is used for the sole purpose of
water quality because detention is provided by the existing regianal detention pond located
in Tract N�f the Westchase Community. The existing detention pond located in Tract N was
sized to receive 216 cfs during the 100-yr event fram the LDS Temple site. According to the
drainage report the 104-yr flow into the detention pond is only 112.54 cfs. The total
tributary area for WQ Pond D59 is 21.02 acres of whi�h 28.76% (6.05 acres} is impervious. Of
the 6.Q5 acres of impervious area 5,152 SF af impervious improvements (0.12 acres @ 100%
impervious) are related to the on-site Future President's Residence. The Future President's
Residence was accounted for in the drainage calculations and was intended to be
canstructed adjacent to the Distribution Building i�ut the President's Residence was
ultimately built off site. Thus it can be determinecf that the existing WQ Pond D59 is already
adequately sized to handle the 1,727 SF of p�oposed impervious improvements as we11 as
3,425 SF of future impervious impravements (0.04 ac +0.08 ac = 4.1z acres @ 100%
imperviousj. This also mea�s the existing detention pond volume is adequate.
The existing maintenance building to which the Distribution Center building will be
connected has a perimeter drain which functions to drain nuisance runoff. A portion ofthis
perimeter drain will be removed and relocated to surround the Distribution CenterBuilding
to ensure the same nuisance runoff is piped directly to the inlet in the nearby parking area.
