February 20, 2020 Rogers Construction LLC 531 East Skyway Drive Fort Collins, Colorado 80525 Drainage memo and grading plan accepted, permit released 2/21/2020 DJM Attention: Mr. Bill Rogers Subject: Drainage Memo 797 East Laurel Street Fort Collins, Colorado Project No. WY01772.000-500 Dear Mr. Rogers, The above referenced lot has historically drained from south to north with a cross slope towards the east alley. This lot has slopes ranging from 1.0% to 2.0% for a majority of the lot. The east side of the lot, adjacent to the alley, does drain towards Laurel Street. The lot area is approximately 5965 square feet. The proposed impervious area will include 1290 square feet of house and 60 square feet of sidewalk for a total of 1350 square feet. There is a pervious gravel parking area off of the alley but was not considered in the impervious area. Attached is a drainage plan that includes drainage around the proposed new structure. This drainage plan will conduct water away from the existing and proposed structures and directs the drainage water in the same direction as it has historically flowed. Drainage from between the new house and the existing structures will be swaled down the west side of the house and directed to the north and out to Laurel Street. Swales will be cut in between the house and the property lines on the west and south sides to direct a majority of the drainage to the north and east sides. The west side swale will drain across the turf and landscaping towards the north to Laurel Street. The south side swale will drain across the turf and landscaping towards the east to the alley. We recommend that the new downspouts on the residence be installed to discharge drainage water to the north or south so as to not direct roof drainage water at the adjacent properties. The drainage recommendation for this lot will not have any adverse impacts on the adjacent lots. Thank you for selecting CTL�THOMPSON for your engineering needs.
