Dear Dan,
With the exception of a small area of the west side of the lot, the above referenced lot has
drained historically from west to east with slopes ranging from. approximately .8% -.9%.
The original house on. the praperty had on approximate square footage of 600 square feet.
This size is estimated from aerial photo�raphy as the house had been razed prior to our survey.
The new construction is proposed to include a 783 square foot home, 500 square foot Dara�e arad
848 square feet of driveway, sidewalk, patio and curb. Net increase in impervious azeas is 1531
square feet or 255%. A draima�e pian is required for this increase in impervious areas.
Attached is a drainage plan that depicts the drainage proposed for the new home and
garape. This plan directs storm water away from the proposed structures in general canformance
to historical patterns. Drainage from the front on the house will generally be directed to the
northwest and into the North Loomis/Cherry Street Ri�t-of-way with a small azea southwest of
the house to be directed eastward in the southern swale.
A wall or curb is proposed on the south property line extending east from the soutlnwest
corner of the house. The wall and swales will serve to prohibit storm water from enterin� the lot
to the south and wi.il provide increased grade to direct flows eastwards. This flow is then
directed northwazd crossing the sidewalk between the house and tl�e garage. Likewise a�rade

brealc is proposed approximately adjacent to the nertiivvest corner of the garabe directin; some
flow west and some to the east. Flow to the west will intersect the swale coming from tiie west
and contuiue across the sidewalk.

Flow coming east from the �rade break continues along the south side of the Qara�e and
driveway and crosses the driveway in a pan adjacent to the alley and is directed towards Cherry
Street.
Storm water flows alon� the north side of the lot and ori`inating from the walkway near
the northwest side of the house are proposed to direct eastward in a swale to the pan near the
northeast corner of the lot to the a11ey and subsequently into Cherry Street. It should be noted
that the hedje along the north sade of the lot and parallel to Cherry Street is anticipated to be
preserved.
We also recommend that downspouts on the house not discharge in a manner that directly
flows across the west lawn.
